At a 463-unit luxury timeshare in Indio, 12 water intrusion claims were filed in just six months, forcing management to search for a permanent fix. The leaks — often hidden behind walls or near water heaters — caused property damage, encouraged mold growth and pushed insurance costs higher.
In 2019, the property installed 394 rope sensors around tanked water heaters and drywall sensors tied to a real-time monitoring system. The technology, supplied by Sensor Industries, sent instant alerts to staff by email, text or app when leaks were detected. Within six months, claims dropped to zero and have stayed there.
The financial impact was immediate. Direct costs fell by nearly $500,000 in the first six months, annual net operating income rose by $790,000 and the property’s value increased by an estimated $16 million. The investment paid for itself in less than two months, according to the company.
